For most office buildings, especially those requiring individual metering or frequent overtime work, VRF (Variable Refrigerant Flow) systems are recommended as the preferred option. Although the initial investment is typically about 15% higher than that of air-cooled modular chillers , the significant operating cost savings generally allow for a payback period of around 7 years . However, air-cooled modular chillers also have their value if the project is extremely sensitive to initial investment or has specific requirements for simultaneous cooling and heating (heat recovery) .

 


I. Economic Comparison: Initial Investment vs. Operating Costs

The most significant difference between the two is their cost-effectiveness. VRF systems are "expensive to buy but inexpensive to use," while air-cooled modules are "cheap to buy but expensive to use."

Initial investment : Air-cooled modular units are lower . Their initial equipment investment is typically about 15% cheaper than that of variable frequency multi-split (VRF) systems .

Operating Costs : VRF offers significant advantages . VRF systems have strong regulation capabilities under partial load and lower energy consumption. Studies show that although air-cooled modules have lower initial investment, their operating costs are higher; VRF can recover the extra initial investment in approximately 7 years .

II. Comparison of Technical Features and Comfort

The two systems operate on different principles, resulting in significant differences in their installation, maintenance, and user experience.

Working principle and medium : VRF is a direct expansion system, in which the refrigerant evaporates and absorbs heat directly in the indoor unit; the air-cooled module uses water as the medium, and chilled water is produced by the chiller unit and sent to the terminal.

Comfort and user experience : The air-cooled module offers slightly higher comfort . Because it cools the air with water, the supply air temperature difference is relatively small, preventing the air from becoming too dry and maintaining indoor humidity within a comfortable range. The VRF module, on the other hand, has a larger supply and return air temperature difference, which may make the air feel drier.

Installation and Space : VRF offers greater flexibility . VRF refrigerant piping occupies minimal space, effectively reducing building height and shortening the construction period, making it ideal for renovation projects. Air-cooled modules require water piping, taking up relatively more ceiling space.

Maintenance : VRF is more worry-free . VRF equipment is provided by the supplier, has a self-diagnostic system, requires virtually no dedicated maintenance personnel, and has low maintenance costs. Air-cooled module systems require annual inspection and equipment cleaning.

Individual metering : VRF has a natural advantage . For multi-tenant office buildings, VRF can easily achieve independent billing for each room; while air-cooled modules are based on water systems, making individual metering relatively complex to implement.

 


III. Decision Recommendations

Choose VRF if you are looking for long-term cost savings , independent control for each unit (suitable for multiple tenants), frequent overtime work (requiring partial load operation), or building height is limited .

Choose air-cooled modules : If the initial investment budget is very tight , or the building needs to supply both cooling and heating at the same time (such as the different needs of the inner and outer areas of a large complex, which require heat recovery modules), and there is a specific preference for the comfort of the water system.

Office buildings that prioritize VRF multi-split systems

Small and medium-sized office buildings with a building area of less than 5,000 square meters, multi-story detached office buildings, and office buildings with separate units for each unit;

The office areas are scattered, with many independent offices and significant differences in working hours between different areas, resulting in situations of routine partial office work and sporadic overtime work.

Without a professional maintenance team, it pursues maintenance-free, intelligent, and unattended operation;

Limited space for building facades and insufficient space for centralized placement of rooftop outdoor units; high requirements for interior decoration height and aesthetics.

Prioritizing office comfort, a well-controlled office environment with low noise and no dryness is required.

Office buildings that prioritize air-cooled modular units

Medium to large-sized standalone office buildings with a building area of ≥5000㎡, unified office space on an entire floor, and large corporate headquarters office spaces;

The office is densely populated with people and has a high overall usage rate. The system runs at full or high load continuously for a long time.

With a limited budget, the goal is to achieve high overall cost-effectiveness for the project and reduce the combined costs of equipment and maintenance through economies of scale.

The rooftop and outdoor platform have ample space, allowing for centralized placement of the main unit, and the need for refined zone control is low;

Equipped with professional logistics and maintenance personnel, equipment maintenance and pipeline upkeep can be carried out routinely.
