Fan coil units are core terminal equipment in central air conditioning systems. Over time, they accumulate dust, grease, and mold, leading to poor airflow, reduced cooling and heating efficiency, increased energy consumption, and increased operating noise. They can also breed bacteria, polluting indoor air and affecting human health. Scientific and standardized cleaning and regular maintenance are crucial for ensuring stable equipment operation, extending service life, and improving indoor air quality. This article, based on the structure of fan coil units and industry standards, outlines a layered cleaning process, tiered maintenance cycles, operational precautions, and common troubleshooting methods, applicable to various residential and commercial fan coil unit systems.

 


Layered and step-by-step cleaning operation

I. Basic Cleaning: Filter Screen

The filter is the first line of defense against dusin the fan coil unit . It accumulates dust the fastest and is a core component for daily cleaning, directly affecting air delivery efficiency.

  1. Disassembly: Gently pry open the clips on the return air vent panel, slowly remove the panel, and pull out the internal filter. Avoid pulling too hard, which may deform the filter or damage the panel.
  1. Cleaning and stain removal: Light dust can be rinsed directly with water under low pressure and brushed gently with a soft brush; for stubborn oil stains and mildew, soak in a solution of water and neutral detergent for 10 minutes to soften the dirt before brushing clean.
  1. Drying and reinstallation: Place the cleaned filter in a ventilated place to air dry naturally. Do not expose it to direct sunlight or bake it to prevent the filter from aging and deforming. After it is completely dry, put it back in its original position and tighten the panel clips.

II Moderate cleaning: fins, drip tray and drainage system

Heat exchange fins, condensate drip trays, and drain pipes are the core areas where dirt accumulates, mold grows, and water accumulates and leaks. Long-term lack of cleaning can lead to a sharp drop in the heat exchange efficiency of the fan coil unit and blockage and leakage in the drain.

  1. Fin cleaning: For aluminum heat exchange fins in coils, evenly spray a special neutral foam fin cleaner and let it stand for 5-10 minutes to allow the foam to fully dissolve dust, oil, and mold in the gaps. Then rinse with low-pressure clean water from top to bottom, using a soft brush to comb the fins. Do not use high-pressure direct spray to avoid bending or deforming the fins and affecting heat exchange. After cleaning, use a high-pressure air gun to dry any remaining moisture.
  1. Cleaning the drip tray: Remove the accumulated mud, flocculent matter, and algae from the drip tray, wipe the tray with a cloth to remove dirt, and then rinse it clean with water; for moldy areas, spray with a special air conditioner disinfectant to inhibit bacteria and remove mold, and prevent bacterial growth.

Drainage system unblocking: Check that the drain pipes are free of bends, compressions, and blockages, and use an air gun to clear the silt and debris inside the pipes; if drainage is not smooth, pour in a small amount of clean water to clear it, ensuring that condensate drains smoothly and there is no water residue, thus eliminating the root cause of ceiling seepage and wall mold problems.

 


 

III Deep cleaning: fan impeller, volute and internal parts of the machine body

Fan coil unit fan impellers and volutes are highly sealed, making them difficult to cover during routine cleaning. Long-term dust accumulation can lead to impeller imbalance , reduced airflow, increased noise, and soaring energy consumption, requiring annual disassembly and deep cleaning.

  1. Disassembly and cleaning: With the power off, remove the return air box and fan cover to expose the fan impeller and volute; use a small, powerful vacuum cleaner to remove surface dust, and then use a soft brush to carefully clean the impeller gaps and the inner wall of the volute to remove stubborn dirt.
  1. Dust removal and drying of the machine body: Wipe the dust off the internal housing and motor casing of the equipment, and pay special attention to cleaning the debris around the motor. Avoid direct water flow to the motor and wiring terminals throughout the process to prevent moisture and short circuits. After cleaning, let it air dry to ensure that there is no water accumulation or dampness inside.
  1. Whole machine disinfection: After air drying, the inside of the equipment and the air outlets and ducts are disinfected by atomization to remove mold and odors and purify the quality of the air coming out.

Complete the cleaning of the fan coil unit's filter screen, fins, and drainage system; check the inlet and outlet valves and pipes for integrity, with no leaks or rust; check the equipment's insulation layer for completeness, with no peeling or damage, to prevent condensation and dripping; test drainage flow and check for minor blockages.

3. Annual comprehensive maintenance (every year)

Complete the deep disassembly, cleaning, and disinfection of the fan coil unit ; check the operating status of the fan motor, capacitor, and bearings, add special grease to the bearings to reduce operating noise and wear; check the integrity of the Y-type filter and inlet/outlet flexible water connections, and clean impurities from the filter; tighten the equipment terminals and fixing screws, and check for potential aging or loosening of the circuit; complete the trial operation and debugging of the entire machine, record the equipment operating parameters, and affix maintenance labels.
