A Complete Guide to Hotel HVAC System Selection

The core of selecting a hotel HVAC system lies in balancing four key dimensions: guest room comfort, operational energy efficiency, initial investment cost, and ease of maintenance . It must also be compatible with the hotel's size, class, building conditions, regional climate, and the industry characteristic of 24-hour continuous operation. Unlike ordinary commercial air conditioning, hotel air conditioning systems must meet requirements such as independent temperature control for each room, low noise, sufficient fresh air, stable humidity, and low failure rate. The suitable systems vary greatly depending on the hotel's type. Below is a complete and feasible selection system and solution.

Features and suitable scenarios of mainstream hotel HVAC systems

1. PTAC/PTHP Terminal All-in-One System

It is a stand-alone terminal air conditioner, without a central host, wall-mounted, and an independent unit in each room. It integrates cooling, heating, and ventilation functions and is a common solution for minimalist hotels.

Suitable scenarios : Small guesthouses with 50 or fewer rooms, budget hotels, renovated old hotels, buildings with insufficient outdoor shooting space, and short-term rental hotels.

Core advantages : extremely low initial investment, convenient installation, independent control in a single room, failure of a single device does not affect the entire area, simple operation and maintenance, and no need for complex piping engineering.

Shortcomings : The noise level is relatively high, the temperature control accuracy is average, the energy consumption is relatively high, the fresh air volume is limited, and the overall comfort is poor, which cannot meet the needs of high-end hotels.

2. Ductless air conditioner + air source heat pump system

The indoor concealed duct air conditioner supplies air, and is paired with an air source heat pump to provide cooling, heating, and auxiliary hot water, which is a simple centralized system.

Suitable scenarios : 20-40 small to medium-sized budget hotels, newly built hotels with limited budgets and some space for outdoor unit placement.

Key advantages : Aesthetically pleasing interior with no exposed equipment, moderate cost, air source heat pump heating is more energy-efficient than traditional electric auxiliary heating, and can also meet domestic hot water needs.

Disadvantages : The outdoor unit occupies a large space, the pipeline distance is limited, the long-term energy consumption is higher than that of the variable frequency centralized system, and the flexibility of zone control is generally limited.

3. VRF/VRV central air conditioning system

Variable frequency central air conditioning systems, where one outdoor unit drives multiple indoor units, allow for independent temperature control for each unit and adaptive load adjustment, making them the mainstream solution for mid-range hotels.

Suitable scenarios : 50-200 mid-range boutique hotels, themed hotels, stand-alone multi-story hotels, projects with high requirements for the aesthetics of the exterior facade and limited outdoor shooting space.

Key advantages : precise temperature control, low operating noise, flexible zoning, adaptable to fluctuations in room occupancy rates, excellent energy efficiency under partial load operation (20%-30% more energy-efficient than conventional systems), short installation period, small piping footprint, and convenient operation and maintenance.

Disadvantages : Initial investment is higher than that of ducted air conditioning units and PTAC systems; cost-effectiveness is low for large-area, high-rise hotels; failure of a single unit will affect guest rooms in the corresponding area.

4. Fan coil unit + fresh air system (water-cooled module/screw chiller)

The centralized water-cooled unit provides the cooling and heating medium, while the guest rooms are equipped with fan coil units and independent fresh air systems to replace the air, making it a standardized commercial hotel solution.

Suitable for : medium to large standard hotels with more than 100 rooms, three- to four-star hotels, and hotels with integrated business formats such as catering, conferences, and lobby.

Key advantages : High comfort, ample fresh air, low noise, balanced temperature and humidity control, stable operation of the water-cooled main unit, can be equipped with a heat recovery system to produce domestic hot water free of charge in summer, low energy consumption during long-term operation, and long equipment life.

Disadvantages : High initial investment, requires dedicated computer room and cooling tower, complex installation process, requires professional personnel for operation and maintenance, and is difficult to modify.

5. All-air central air conditioning system

Centralized air handling units process air uniformly and deliver air throughout the entire area via ductwork, eliminating the need for terminal fan coil units, and are equipped with independent fresh air and exhaust systems.

Suitable scenarios : Five-star high-end hotels, high-end resort hotels, and projects with the highest requirements for air quality, quietness, and humidity control, with a focus on public areas such as lobbies, banquet halls, and large conference rooms.

Key advantages : Excellent air filtration, dehumidification, and sterilization effects; uniform air quality throughout the entire area; top-notch quiet operation; maximum comfort; suitable for scenarios with high-frequency traffic and high air quality requirements.

Disadvantages : It has the highest initial investment, the largest space occupied by the server room, and the highest operation and maintenance costs. The air duct system is complex, the flexibility of independent temperature control in guest rooms is weak, and it is completely unsuitable for small-sized hotels.

System Solution

Core components

Applicable Scenarios and Evaluation

advantage

shortcoming

Centralized chiller unit + boiler (preferred option)

Water-cooled screw/centrifugal chiller unit + boiler

The gold standard for medium to large-sized hotels . Especially suitable for hotels with more than 50 rooms and spaces for dining and meetings.

1. High efficiency and low long-term operating costs.
2. Stable system and mature technology
. 3. Centralized unit design for easy maintenance
. 4. Long service life (approximately 20 years).

1. Requires a dedicated machine room and cooling tower
. 2. Initial investment is relatively high.
3. Water system design and construction are complex.

(VRF/VRV) Central Air Conditioning System

Air-cooled outdoor unit + direct evaporation indoor unit

A flexible option for small to medium-sized and mid-range hotels . Especially suitable for projects requiring zonal metering, renovations, or buildings with limited ceiling height.

1. Small footprint, no server room required.
2. Flexible installation, energy-saving under partial load.
3. Independent control, individual metering available.
4. Short construction period.

1. Higher initial investment (approximately 30% more expensive)
2. Greatly affected by outdoor temperature; heating efficiency decreases at low temperatures
3. Risk of refrigerant leakage; maintenance depends on the manufacturer
4. Shorter lifespan (approximately 10-15 years)

Fan coil unit + independent fresh air system (FCU + OA) (terminal unit)

Fan coil units (guest rooms) + fresh air handling unit

This is the standard configuration for hotel rooms . Almost all hotel rooms use this configuration, which needs to be used in conjunction with the heating and cooling system mentioned above.

1. Independent temperature control in each room, flexible and energy-saving.
2. Clear zoning, preventing odor mixing.
3. Small duct size, saving ceiling space.
4. Independent fresh air supply ensures air quality.

1. The terminal equipment is scattered, resulting in a large maintenance workload.
2. The indoor unit produces some operating noise.
3. Its humidity control capability is weaker than that of an all-air system.

All-air system

Air handling unit/modular air conditioning unit + duct

Ideal for large spaces such as lobbies and banquet halls . It provides centralized air treatment, meeting the comfort and smoke extraction requirements of spacious areas.

1. Facilitates centralized filtration and humidification.
2. Ensures uniform temperature and humidity in large spaces.
3. Facilitates the introduction of fresh air and achieves energy savings.

1. The ductwork is bulky, taking up a significant amount of floor height.
2. The system is simplistic, and individual areas cannot be independently temperature-controlled.
3. In case of a malfunction, the impact is widespread.

Key parameters and supporting requirements for on-site selection

1. Load and equipment selection parameters

Guest rooms are calculated with a standard cooling load of 180-220W/㎡ and a heating load of 150-200W/㎡, while public areas (lobby and restaurants) are calculated with a load of 250-300W/㎡. Strict calculations of simultaneous usage factors are employed, with large hotels configuring main unit capacity at 70%-80% of peak load to avoid redundancy and waste. The environmentally friendly and efficient R-32 refrigerant is preferred to mitigate the policy risks associated with the gradual phasing out of R-410A.

2. Requirements for Fresh Air and Air Quality

The fresh air volume in hotel rooms should not be less than 30m³/(h·person), and high-end hotels should increase it to 40-50m³/(h·person); independent fresh air systems and exhaust systems must be installed to achieve positive pressure ventilation, prevent backflow of odors from corridors and stuffiness in guest rooms, and install dedicated dehumidification modules in humid areas.

3. Noise control standards

The noise level in guest rooms should be ≤35dB and in corridors ≤40dB. Low-noise inverter models should be prioritized for equipment selection. Fan coil units and indoor units should be silent models. Piping should be treated to reduce noise and vibration to avoid customer complaints caused by noise from equipment operation at night.

4. Intelligent Operation and Maintenance Support

All hotel HVAC systems must be equipped with intelligent temperature control systems to enable guest room card-operated power supply to link with air conditioning, automatic energy-saving temperature adjustment in unattended mode, and centralized monitoring of energy consumption and equipment status in the background, which can reduce ineffective energy consumption by 15%-25%; large systems are equipped with heat recovery devices to recover waste heat from air conditioning to produce domestic hot water, further reducing operating costs.

Summary: A Simple Decision-Making Guide

Central air conditioning is planned for rooms with 40 or more rooms.

For mid-to-high-end hotels , consider the classic solution of "water-cooled screw/centrifugal chiller + boiler + fan coil unit + fresh air system" .

For mid-range or small hotels, or renovation projects , consider a "VRF air conditioning system+ Fresh Air System" solution .

Large spaces such as the lobby and banquet hall are designed with a separate "all-air system" .
